Welcome to Seapoint, a charming 1930s semi-detached holiday home nestled on the cliff top with breathtaking, uninterrupted views of the sea, sandy beach, and rolling headlands. Beautifully modernised over the decades, it retains a cosy, family-home feel with everything you need for a relaxing coastal escape. Situated in a private, family-owned estate of just eleven houses, guests enjoy shared access to a tennis court, expansive lawns for games or lounging, and a private path leading down to a safe, sandy beach, perfect for swimming or surfing. 🛏 Accommodation Sleeps 6–8 | 4 Bedrooms | 2 Bathrooms Step through the front door into a bright porch with a wet-room (WC + basin), ideal for rinsing off after the beach. Ground Floor Spacious Lounge/Diner with dual-aspect sea views, wood-burning stove, three comfy sofas, widescreen Smart TV with DVD, and video. Dining table seats up to 8 guests. Well-equipped kitchen: double oven, fridge/freezer, dishwasher, airfryer, coffee machine, microwave & breakfast bar with stools. French doors open to the lawn, the perfect spot for sunrise coffees with a view. First Floor Master Bedroom: 5’ double bed, bay windows with spectacular sea views, flat-screen TV, and washbasin. Second Bedroom: 5’ double bed, with serene countryside and sea views across to Cataclew Point. Bunk Room: Compact and perfect for children, with 2’6” bunk beds. Family Bathroom: Shower over bath. Crows Nest (Top Floor) An attic retreat with two 3’ single beds and panoramic views through four Velux windows – perfect for older kids or adventurous adults! Throughout the house: oil-fired central heating and fully carpeted interiors ensure year-round comfort. 🌿 Outside Space Large, private lawned gardens – ideal for family games, lounging, or al fresco meals. 3 large picnic tables, sun loungers, and a barbecue for summer evenings. Garage with washing machine, tumble dryer, extra chairs, and beach gear. Parking for several cars right outside the house. 🎾 Tennis Court & Shared Estate Enjoy access to a newly surfaced tennis court, shared with other houses on the estate. No booking system – please share fairly and wear suitable footwear. 📍 Local Highlights Direct private steps to the beach – ideal for surfing, swimming or long walks. The Pig @ Harlyn Bay – a bar and restaurant just 200m away. Shops and amenities located 1 mile from the house in St Merryn Beach Box Cafe located on Harlyn Bay beach serving up freshly prepared, quality food and drink all year round. ✅ Included Amenities WiFi broadband Telephone (with honesty box) Linen - not including beach towels Travel cot + high chair Heating, electricity & cleaning Barbecue, sun loungers, outdoor furniture ❗️Need to Know Changeover day: Friday (Thursday in high season) Arrival from 3pm | Departure by 9am No dogs allowed Strict no-smoking policy Whether you're after beach days, tennis matches, scenic walks or simply unwinding by the fire with a sea view, Seapoint offers an idyllic coastal getaway for families and friends. Book your slice of seaside heaven today! Guest access The house has ample grass areas for playing games, parking cars, or sitting at the 2 large picnic tables. The garage houses the washing machine, tumble dryer,barbecue, assorted chairs and sun loungers. In the field there is a newly surfaced hard court tennis court which is shared with the other houses. There is no booking system in operation, and we trust that no one house will monopolise the use of the court, and abide by the rules, ensuring they are wearing appropriate foot wear. Other things to note - A travel cot is available as is a small babies chair for attachment to tables - Also included is a telephone with honesty box for outgoing calls and WiFi broadband access. - Outside parking for several cars, barbecue, various sun loungers and 2 large picnic tables. - There are extensive lawns and use of a hard court tennis court (shared with other houses in the family owned field) - Cleaning, heating and electricity are included in the rent, and linen and towels (not beach towels) for 4 extra persons at £20 per person. - Changeover day is Friday moving to Thursday in High season, in by 3pm out by 9am. - No dogs are permitted and there is a no smoking policy.
